About the Role
The role involves managing all aspects of property operations, including financial performance, leasing, resident satisfaction, maintenance, and personnel management. You will lead a team, ensure day‑to‑day operations run smoothly, and maintain a well‑kept, thriving community that meets company goals. • Hire, train, and manage on‑site personnel; supervise staff, schedule, and lead daily meetings • Meet financial targets by increasing revenue and controlling expenses; prepare and submit accurate budget reports; oversee collections and timely payments • Maintain 95% occupancy rate, assist with leasing and renewals, ensure timely move‑ins and accurate lease details, promote resident retention and satisfaction • Oversee maintenance operations, manage work orders and preventative tasks, ensure vacant units are market‑ready, maintain curb appeal, supervise contractors and capital improvements • Develop and execute marketing strategies to attract new residents, conduct monthly market surveys and competitive intelligence • Ensure compliance with federal and state Fair Housing Laws, company policies, and safety guidelines

We expect candidates to hold a valid driver’s license, possess proven experience monitoring financial statements, capital projects, and achieving occupancy targets. Certifications such as ARM, CAM, CAPS, MPM, or RMP are a plus, along with strong interpersonal, analytical, and problem‑solving skills. • Valid driver’s license with good driving record • Proven experience monitoring financial statements, capital enhancement projects, and achieving occupancy goals • ARM, CAM, CAPS, MPM, or RMP certifications (preferred) • Outstanding interpersonal and communication skills for interacting with residents and staff • Strong analytical and problem‑solving abilities to address issues efficiently
