About the Role

The Maintenance Supervisor is responsible for all maintenance functions of a community, working closely with the Community Manager to oversee staff, vendors, and service requests. The role ensures that common areas and units are repaired, preventative maintenance programs are executed, and safety standards are met. The position involves regular on‑site attendance and may require overtime, weekend and on‑call work. Physical duties include moving objects over 100 lb, operating power tools and vehicles, and working in varied weather and confined spaces. • Oversee daily maintenance operations, attend on‑site, and respond to resident and management work orders. • Conduct inspections of grounds, buildings, and common areas to identify and correct hazards. • Manage inventory, order supplies, and maintain a preventative maintenance program within budget. • Ensure OSHA and EPA compliance, maintain hazard communication and safety standards. • Supervise, train, schedule, and evaluate maintenance staff, providing coaching and performance feedback. • Coordinate vendors and contractors, obtain bids, and monitor quality and timeliness of repairs. • Deliver excellent customer service, monitor request turnaround, and enforce community policies.

What You Bring

Candidates must possess a high school diploma or equivalent, EPA and CPO certifications, and preferably HVAC knowledge. Basic computer proficiency and an understanding of Fair Housing and OSHA regulations are required. • Hold a high school diploma, EPA & CPO certifications (HVAC preferred), and basic computer skills. • Ability to work overtime, weekends, and on‑call emergencies, including physically demanding tasks.
