About the Role

The Real Estate Services Agent II role supports HDR’s mission to change the world for the better by managing land acquisition, right‑of‑way, and property negotiations for public and private projects. The position works closely with internal teams, owners, and external clients to ensure successful project delivery. • Conduct pre‑negotiation due diligence and negotiate acquisition of rights for public or private projects. • Review appraisals, perform market analyses, and quality‑check waiver valuations per federal and state guidelines. • Verify ownership interests, prepare offer packages, and maintain detailed records of owners, agencies, and project teams. • Create non‑survey quality maps, drawings, and exhibits to support negotiation efforts. • Communicate effectively with internal staff, external clients, and landowners throughout the acquisition process. • Research titles and acquire permanent or temporary easements, ensuring compliance with relevant regulations. • Draft real estate documents such as deeds, easements, leases, and purchase agreements. • Review and quality‑check engineering plans and legal descriptions. • Prepare progress reports and invoices for client billing. • Lead and manage project teams, budgets, schedules, and subconsultants. • Coordinate with client or owner legal counsel as needed. • Travel in‑state and out‑of‑state to support project requirements.

What You Bring

The company expects strong communication, time‑management, and technical skills, along with the flexibility to travel and balance office and field work. Employees are encouraged to continuously develop their expertise in real estate, GIS, and regulatory compliance. • Minimum two years of experience in real estate, right‑of‑way, title, utility coordination, relocation, or property management. • Ability to work independently, handle high volumes of work, and coordinate closely with management. • Knowledge of federal, state, and industry regulations (e.g., FHWA, FAA, FTA, FRA, NEPA, FERC, Uniform Relocation Act). • Strong client, property‑owner, and occupant communication and negotiation skills. • Proficiency with Microsoft Office, Project, and Power BI; experience using GIS/ArcGIS platforms. • Excellent time‑management, organizational, and documentation abilities. • Flexible availability for travel and ability to balance office and field work under deadlines. • Preferred: AA degree or equivalent, active real‑estate license, and familiarity with databases and GIS.
