About the Role
The Maintenance Technician supports the property’s maintenance program, handling corrective, preventative, routine, emergency and cosmetic work under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities include responding to resident and management requests, performing pool care, inspecting grounds and common areas, assisting with unit turn‑overs, maintaining the shop inventory, and adhering to safety and OSHA standards. The role also involves delivering high‑quality customer service and participating in on‑call emergency coverage. • Respond promptly to resident and management work orders for common areas, buildings, and units • Perform routine and preventative maintenance to extend property life and reduce future repairs • Conduct swimming pool maintenance, cleaning, and accurate chemical logging • Inspect grounds, buildings, and community features daily to identify and correct hazards • Assist with scheduling and execution of unit turn‑over (make‑ready) activities • Maintain an organized, well‑stocked maintenance shop while complying with OSHA safety guidelines • Support the hazard communications program and promote safe work practices • Provide excellent customer service, monitor request turnaround, and uphold community policies • Participate in on‑call emergency response and after‑hours property support • Track service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status in accurate records • Monitor inventory of equipment and supplies as directed by the Maintenance Supervisor • Ensure compliance with Asset Living policies and Fair Housing laws

Benefits
Compensation is hourly, ranging from $22 to $26, and includes a comprehensive total‑rewards package with medical, dental, vision, life, accidental and disability insurance, 401(k) matching, performance bonuses, paid sick days and company holidays. Candidates must have a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations, as well as the physical ability to lift 100‑lb objects and work overtime, weekends and nights when needed.
