About the Role

The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems at assigned properties. This role ensures a clean and safe working environment, performs regular rounds and assessments, and handles day‑to‑day preventive and corrective maintenance, painting, and housekeeping tasks. Key duties include operating building systems, performing repairs, conducting preventive maintenance, and inspecting equipment to maintain comfort and safety. The Engineer responds to emergencies, documents activities, and ensures compliance with codes, regulations, and company safety standards. • Perform all plumbing, electrical, and HVAC work for assigned buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers to ensure comfort. • Verify field conditions and conduct necessary repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors, and other general building components. • Repair plumbing fixtures such as toilets, urinals, flush valves, and lavatories. • Execute preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing greasing, belt inspection, and cooling tower upkeep. • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire pumps, sump and ejector pumps; replace lamps and signage; keep areas clear of debris. • Ensure emergency exit signs and lights function; maintain clear access to exits; perform fire and life safety inspections per NFPA and local codes. • Document and report activities to supervisor. • Respond promptly to emergencies (fire, evacuation, equipment failure) and address customer concerns. • Comply with all applicable codes, regulations, and company directives; practice safe work habits. • Adhere to C&W uniform dress code and maintain a neat appearance onsite.

What You Bring

Applicants must hold a high school diploma or GED, with an apprenticeship or trade school background preferred, and have at least five years of experience managing mechanical, electrical, and plumbing systems in commercial settings. Required credentials include relevant trade licenses, a valid driver’s license, and basic computer proficiency in Outlook, Excel, and Word. The position combines office work with field duties, requiring travel between properties and work in varying weather conditions. Physical demands involve lifting 50 lb or more, climbing, crouching, and using rigging equipment while communicating clearly and reading technical schematics. • Complete required C&W safety training annually. • Demonstrate technical proficiency, initiative, flexibility, multitasking, and a sense of urgency. • Hold a high school diploma/GED; apprenticeship or trade school education preferred. • Possess 5+ years experience operating mechanical, electrical, and plumbing systems in commercial properties. • Maintain appropriate trade licenses (e.g., Journeyman/Electrician, Refrigeration Certificate, Boiler License) and a valid driver’s license. • Have basic computing skills in Outlook, Excel, and Word. • Knowledge of HVAC, boilers, pumps, refrigerant systems, energy management, and overall building systems. • Ability to lift ≥50 lb, climb, stoop, crouch, and install rigging safely; communicate clearly and read technical documents.
