About the Role
The Leasing Consultant role handles all leasing, marketing and resident‑relation activities for a property, with a focus on affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, HOME Funds, etc. Core duties include showing and leasing units, completing paperwork, managing prospect traffic, meeting leasing goals, handling resident complaints, supporting retention programs, and maintaining the office and common areas. Marketing responsibilities involve executing the annual marketing plan, conducting market surveys, and keeping up‑to‑date knowledge of the property, competition and market conditions. Customer‑service duties require prompt response to service requests, projecting a positive community image, enforcing policies, and ensuring consistent resident treatment. • Show, lease, and move‑in prospective residents while completing all necessary leasing paperwork. • Generate and follow up on leads, conduct tours, maintain model units and achieve leasing targets. • Respond to prospect inquiries within 24 hours and maintain accurate leasing data. • Address resident complaints, requests and support retention programs such as events and newsletters. • Execute the annual marketing plan, perform market surveys and stay informed on competition and market trends. • Provide timely customer service, monitor service‑request turnaround and enforce community policies.

Required education is a high school diploma or equivalent; candidates must be computer‑savvy, understand Fair Housing and OSHA basics, and be able to perform physical tasks such as lifting up to 25 lb and working in various environments. • Meet physical job requirements, including lifting up to 25 lb, climbing ladders, and working in varied indoor/outdoor conditions. • Possess a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations.
