About the Role
The Leasing Consultant’s essential functions include meeting prospective residents, assessing their housing needs, interviewing them for eligibility, and showcasing vacant and model suites along with property amenities. They quote rental rates and promotions, follow up with calls and literature, collect application fees, security deposits, and rent, and manage all internet leads and social‑media engagement. The role also involves completing applicant screenings, preparing leases and addendums, maintaining lease records, waiting lists, and reports in compliance with affordable‑housing programs and HUD regulations. The consultant ensures accurate use of the on‑site property‑management software and prepares apartments for occupancy by inspecting units, placing move‑in products, and distributing keys and paperwork. Marketing responsibilities include staying current on leasing techniques, pursuing outreach through cold calling, literature distribution, and partnerships with community organizations, as well as monitoring competitor rates and promotions. The consultant may also mentor newly hired leasing staff. • Conduct resident interviews, assess eligibility, and tour vacant/model suites. • Quote rental rates, promotions, and follow up with calls and literature. • Collect application fees, security deposits, and rental payments. • Manage internet leads and maintain active social‑media engagement. • Screen applicants, prepare leases and addendums, and maintain lease records. • Ensure compliance with affordable‑housing programs and HUD regulations. • Utilize property‑management software for accurate leasing data entry. • Inspect units, place move‑in items, and distribute keys and paperwork at lease signing. • Execute marketing outreach via cold calls, literature distribution, and community partnerships. • Monitor competitor properties, rates, and promotional strategies. • Mentor newly hired leasing consultants.

What You Bring
Candidates must have at least a high school diploma or GED, 1‑2 years of leasing or sales experience, and knowledge of fair‑housing laws and affordable‑housing programs; an associate degree, driver’s license, and Yardi/CRM experience are preferred. • High school diploma/GED required; associate degree preferred. • 1–2 years leasing or sales experience; multisite experience a plus. • Valid driver’s license (property dependent). • Knowledge of fair‑housing laws, affordable‑housing programs, and Microsoft Office. • Preferred: Yardi/CRM proficiency.
