About the Role
The Maintenance Supervisor oversees all maintenance operations for the community, partnering with the Community Manager to manage staff, vendors, safety compliance, and resident satisfaction. Key duties include handling service requests, preventative maintenance, inventory control, daily inspections, on‑call emergencies, and maintaining detailed records, with regular onsite attendance required. • Coordinate and respond to resident and management work orders daily. • Conduct routine inspections of grounds, buildings, and common areas to identify hazards. • Manage maintenance supplies inventory within budget constraints. • Implement and track a preventative maintenance program to extend asset life. • Maintain a safe, organized maintenance shop compliant with OSHA standards. • Keep accurate records of service requests, EPA/OSHA compliance, and make‑ready status. • Supervise, train, and schedule maintenance staff, providing daily progress checks. • Conduct performance evaluations and provide ongoing coaching for maintenance personnel. • Deliver prompt, high‑quality customer service and monitor request turnaround times. • Enforce community policies and ensure consistent communication with residents. • Lead or assist in on‑call emergency response and after‑hours repairs. • Oversee vendor selection, obtain bids, and ensure quality workmanship. • Participate in unit inspections and verify completion of make‑ready tasks. • Promote safety by maintaining hazard communication programs and safe work practices.

What You Bring
Candidates must have a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, and an understanding of Fair Housing and OSHA regulations. Physical demands include lifting objects over 100 lb, working in confined spaces, operating tools and vehicles, and being available for overtime, weekends, and night‑on‑call emergencies. Reliable transportation is also required.
