About the Role

The First-Class Building Engineer will oversee mechanical, electrical, and plumbing (MEP) operations for FMM's commercial property portfolio, maintaining system integrity, ensuring tenant comfort, and managing specialized repairs. The ideal candidate is a proactive problem‑solver with deep technical expertise in commercial office building systems and a commitment to operational excellence. This part‑time role is required on Monday, Tuesday, and Friday from 7:00 am to 3:30 pm with a 30‑minute lunch break. Essential duties include overseeing and performing preventative maintenance on HVAC systems such as chillers, boilers, cooling towers, and RTUs, as well as pumps, motors, and building automation systems. The engineer will diagnose and repair complex electrical issues up to 480 V and commercial plumbing systems, respond promptly to tenant work orders, and ensure all building systems meet local codes and safety regulations while maintaining clear logs. Candidates must have at least five years of experience and possess a First Class Air Conditioning and Refrigeration License or a First Class Stationary Engineer License. Required technical proficiency includes strong knowledge of HVAC, electrical (including breakers, panels, and circuitry), plumbing systems, and experience with energy management and building automation (BAS/BMS). Excellent verbal and written communication skills are needed for reporting to management and interacting with professional tenants, and the role demands physical ability to climb ladders, access roof areas, and lift up to 50 lb. Education requirements include a high school diploma and five years of relevant experience.
