About the Role
The Property Manager supervises and coordinates daily operations of the apartment community, covering general administration, leasing, occupancy, property maintenance, and management of all associate staff. The role is responsible for maintaining physical assets and maximizing net operating income while preserving the property’s appearance and service standards. It also ensures regulatory compliance and that all associates understand company policies. Key duties include meeting prospective residents, conducting showings, quoting rates, processing applications, collecting deposits and rent, and handling lease documentation. The manager oversees rent collection, resolves discrepancies, initiates collection or eviction procedures when needed, and conducts move‑in and move‑out inspections. Additional responsibilities involve preparing purchase orders, reviewing vendor contracts, assisting with annual budgets, analyzing operating results, coordinating maintenance programs, and implementing marketing plans. • Supervise daily property operations, including administration, leasing, and maintenance. • Maintain physical assets and maximize net operating income while preserving property quality. • Ensure regulatory compliance and enforce company policies among associates. • Market and lease units: conduct showings, process applications, and collect rents and deposits. • Perform move‑in and move‑out inspections, assess damages, and manage related documentation. • Prepare purchase orders, review vendor contracts, and assist with budgeting and variance reports. • Oversee maintenance programs, capital projects, and coordinate with engineering. • Develop and implement marketing plans and coordinate advertising initiatives. • Respond to emergencies and coordinate with regional managers or agencies as needed. • Train new and existing property associates on management software and procedures. • Promote career growth, advancement opportunities, and a diverse, drug‑free work environment.

What You Bring
The position requires a high school diploma or GED, with an associate or bachelor’s degree in general studies preferred, and three to four years of supervisory experience in property management. Preferred certifications include ARM, CPM, CAM, or IREM, and essential skills cover fair housing laws, Microsoft Office, and leadership. Familiarity with affordable‑housing programs, Yardi, landlord/tenant law, and LRO is considered advantageous. • Require high school diploma/GED; associate or bachelor’s degree preferred. • Require 3‑4 years supervisory property‑management experience. • Preferred certifications: ARM, CPM, CAM, or IREM. • Essential skills: fair housing laws, Microsoft Office, leadership/supervisory abilities. • Preferred skills: affordable‑housing programs, Yardi, landlord/tenant knowledge, LRO.
