About the Role

The Director of Land Acquisitions will shape the company’s land acquisition strategy, monitor market trends, and lead all acquisition operations for the division. Responsibilities include tracking potential sites, preparing Greenbook packages for the investment committee, coordinating with brokers, consultants, attorneys, and utilities, and maintaining pipeline reports for each county. The role also involves overseeing contract compliance, managing due‑diligence documentation, liaising with attorneys on LOIs and amendments, and supporting HOA management needs. • Identify and evaluate land acquisition opportunities aligned with company strategy. • Maintain and update land tracker, top‑10 list, and county‑level pipeline reports. • Prepare Greenbook acquisition packages for corporate investment committee approval. • Coordinate with brokers, consultants, attorneys, utilities, and governing agencies throughout the acquisition process. • Manage contract timelines, earnest‑money disbursements, due‑diligence reports, and contract compliance. • Liaise with attorneys on LOIs, contracts, and amendments to ensure legal compliance. • Oversee entitlement budgeting and compile materials for hearings and review boards.

What You Bring

Candidates must hold a four‑year degree in business, engineering, finance or a related field and have at least four years of land acquisition experience, preferably with a national homebuilder in the Charleston, SC market. Required skills include strong negotiation knowledge, computer proficiency, effective written and verbal communication, and the ability to work independently with attention to detail. Physical requirements include a valid driver’s license, ability to lift 20 pounds, and the capacity to operate a vehicle and perform routine office/site tasks. • Require a bachelor’s degree in business, engineering, finance or related field and minimum 4 years land acquisition experience. • Must possess strong negotiation, analytical, and communication skills and be able to work with minimal supervision. • Physical ability to operate a vehicle, lift over 20 lb, and perform routine office/site duties.
