About the Role
The technician is responsible for ensuring the reliable operation of building systems, coordinating work with contractors and tenants, documenting activities, and upholding safety standards in accordance with company procedures. • Perform preventive maintenance and minor repairs on mechanical, electrical, HVAC, and plumbing systems • Conduct routine lubrication, adjustments, cleaning, and consumable replacements • Respond to safety, plumbing, mechanical, electrical, and environmental work orders via personal contact or work‑order system • Maintain accurate maintenance logs and work‑order records using software • Coordinate approvals and scheduling with contractors, tenants, and management • Ensure occupant safety and continuous building operation following SOPs • Keep organized files and documentation • Leak detection and repair for windows, roofs, etc. • Painting of walls, ceilings, doors, and trim

What You Bring
Candidates must have a solid background in building maintenance, encompassing electrical, carpentry, plumbing, HVAC, and strong customer service skills, as well as the ability to anticipate future work needs and manage time effectively. A high school diploma and at least five years of relevant experience are required, along with proficiency in computer and email usage and a commitment to FMM’s core values of quality, teamwork, integrity, safety, and versatility. • Minimum 5 years experience in commercial building maintenance • Basic electrical work (receptacles, lighting, breaker resets) • Light carpentry (trim, studs, flooring) • Sheetrock repair and finishing • Light plumbing (under‑sink, faucets, water heaters, leak repair) • Basic HVAC troubleshooting and preventive maintenance • Door hardware installation and adjustment • Strong customer service and time‑management abilities • Ability to lift up to 15 lb repeatedly • Pass a Fit‑for‑Duty screening
