About the Role
The Lead Maintenance Technician plays a pivotal role in ensuring the safety, comfort, and functionality of AvalonBay properties. This senior technician diagnoses and repairs a broad range of systems, prepares vacant units for occupancy, and leads a team of maintenance staff to uphold high service standards. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, masonry, painting, water features, and waste management. • Create, organize, and complete work orders following company standards and timelines. • Prepare vacant apartments and garages for rent‑ready occupancy with cleaning, carpet cleaning, appliance repair, caulking, painting, and other turnkey tasks. • Train, mentor, and oversee Maintenance Technicians I and II. • Perform routine preventative maintenance on apartments. • Conduct daily inspections of community grounds and buildings to identify maintenance needs. • Follow AVB safety policies to maintain an incident‑ and injury‑free environment. • Execute hot‑work tasks such as brazing, soldering, and welding per AVB standards. • Participate in an on‑call rotation schedule each month. • Deliver strong customer service communication with associates and residents. • Read and adhere to key policies, including Key Control, Apartment Turnover, and Emergency procedures. • Understand and safely handle cleaning chemicals and Hazard Communication SDS.

What You Bring
• Possess 3+ years of maintenance experience with HVAC, plumbing, electrical, and general repair skills. • Hold a valid driver’s license and HVAC CFC certification or willingness to obtain it. • Use personal protective equipment correctly. • Know emergency system shutoffs, locations, and operation sequences. • Demonstrate knowledge of paint types and application tools.
