About the Role
Core duties include reviewing civil drawings, collaborating with project managers on budget accuracy, overseeing bidding to obtain best price and quality, issuing and tracking contracts and work orders, forecasting expenditures, monitoring material‑supplier trends, managing vendor relationships, processing purchasing documentation, assisting with development cost estimates, and maintaining records and vendor performance ratings. • Review civil construction drawings for compliance with Lennar standards. • Provide feedback to engineering consultants on plan revisions. • Collaborate with Project Managers to maintain accurate development budgets. • Oversee the bidding process to secure best price, quality, and performance. • Issue and track contracts and work orders against budget line items. • Forecast expenditures for cash‑flow modeling purposes. • Monitor material and supplier market trends and adjust strategies accordingly. • Manage vendor relationships and maintain performance ratings. • Process purchasing documents, bid tabulations, forecasts, specifications, and contracts. • Assist the land acquisition team with development cost estimates. • Maintain purchasing records and ensure compliance with company policies.

What You Bring
The Land Purchasing Manager is responsible for contracting all land‑development vendors and reviewing construction plans to ensure they meet Lennar’s standards. This role requires experience in heavy civil engineering, purchasing, or estimating. Candidates must hold at least a high school diploma (a civil or geotechnical engineering degree is preferred) and have a minimum of three years in raw land development, civil engineering, value engineering, or estimating, with off‑site purchasing experience highly valued. Required skills include strong analytical, communication, financial management, project management, negotiation, and influencing abilities, plus proficiency with JD Edwards, Build Pro, and on‑screen takeoff tools such as Bluebeam or Planswift, a valid driver’s license, and the ability to read engineering plans. • Minimum three years experience in land development, civil engineering, or estimating; off‑site purchasing preferred. • Strong analytical, communication, financial, project‑management, negotiation, and influencing skills required. • Preferred proficiency with JD Edwards, Build Pro, and on‑screen takeoff tools (Bluebeam or Planswift). • Valid driver’s license and ability to read and interpret civil engineering plans.
