About the Role
Primary duties include preparing vacant units by performing painting, drywall repair, trash removal, and mechanical, plumbing, and electrical work. The technician also handles basic system repairs on electrical, plumbing, hot‑water heaters, HVAC systems, and appliances, and performs detailed carpentry, drywall, interior and exterior painting, and flooring repairs on plank, vinyl, and carpet. Additional responsibilities involve responding to daily resident service requests, conducting preventative maintenance, cleaning pools and maintaining chemical logs, and performing daily grounds upkeep such as trash and pet waste removal and walkway sweeping. The role requires participation in property improvement projects, use of a company‑issued cell phone and apps, travel between properties with a personal vehicle, and participation in an on‑call rotation. • Prepare vacant apartments (paint, drywall, trash removal, mechanical, plumbing, electrical). • Perform basic repairs on electrical, plumbing, hot‑water heaters, HVAC systems, and appliances. • Execute carpentry, drywall, interior/exterior painting, and flooring repairs (plank, vinyl, carpet). • Respond promptly to resident service requests with moderate supervision. • Carry out preventative maintenance and scheduled property improvements. • Clean pools, monitor chemical balance, and maintain required logs. • Perform daily grounds maintenance (trash removal, pet waste stations, walkway sweeping). • Use company cell phone and apps; travel between properties using personal vehicle. • Participate in on‑call rotation as scheduled. • Maintain professional appearance, comply with company policies and Fair Housing laws.

The Community Maintenance Technician I position is a full‑time, experienced‑level role located in Oklahoma City, OK. The technician prepares vacant apartments for occupancy and provides timely, quality service to residents and the community. Success in this role requires effective time management, attention to detail, trustworthiness, teamwork, and strong customer‑service skills when interacting with residents, associates, and vendors. Qualifications include at least one year of maintenance experience, with preferred experience in painting and drywall repair, solid mechanical aptitude, and the ability to lift 80 lb, climb ladders, and push or pull up to 200 lb. Candidates must have knowledge of electrical, plumbing, carpentry, pool maintenance, irrigation, and HVAC systems, and be able to work outdoors in all weather conditions. Desired certifications include EPA, and proficiency with Microsoft Office, Yardi, and Paycom is a plus. Applicants must possess a valid driver’s license, insured vehicle, pass a background check and drug test, and adhere to company policies, Fair Housing laws, and professional dress code. • Minimum 1 year maintenance experience; painting and drywall preferred. • Strong mechanical aptitude; lift 80 lb, push/pull 200 lb, climb ladders and stairs. • Knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems. • EPA certification desired; able to work outdoors in all weather conditions. • Proficient with Microsoft Office; Yardi and Paycom experience preferred. • Valid driver’s license, insured personal vehicle, pass background check and drug test.
