About the Role
The Purchasing Agent oversees the development, negotiation, and execution of sourcing agreements for designated spend categories, while also creating and maintaining material take‑offs. The role supports the VP of Purchasing by managing the department’s timeline and workflow within the division. Key duties include selecting subcontractors, reviewing site development plans, preparing bid packages, monitoring trade partner performance, and maintaining contract and purchasing system data. The agent also implements sourcing strategies to reduce costs, ensures compliance with insurance and budget policies, and resolves payment discrepancies. • Select and monitor subcontractors for quality, cost, service, and delivery. • Review and interpret site development plans and specifications. • Research, pre‑qualify, and evaluate qualified subcontractors. • Prepare and analyze bid packages, scopes of work, and payment schedules. • Monitor trade partner performance and resolve contract conflicts. • Maintain contracts, material take‑offs, and purchasing systems (BuildPro, JDE). • Implement material sourcing strategies to optimize supply chains and reduce costs. • Ensure compliance with insurance, budget, and department policies. • Process timely progress payments and audit payment discrepancies. • Participate in monthly budget meetings.

What You Bring
Applicants must have at least a high school diploma, two years of purchasing experience—preferably with a national homebuilder—and the ability to read residential blueprints. Proficiency in Microsoft Excel, knowledge of nationwide construction practices, strong multitasking skills, a valid driver’s license, and the ability to lift up to 25 lb are required. • Minimum high school diploma or equivalent. • At least 2 years purchasing experience, ideally with a national homebuilder. • Proficient in reading residential blueprints and using Microsoft Excel. • Knowledge of nationwide construction practices. • Ability to multitask efficiently under tight deadlines. • Valid driver’s license and auto insurance. • Physical ability to lift and carry office supplies up to 25 lb.
