About the Role
The Maintenance Supervisor oversees all maintenance operations for the community, handling service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident relations while working closely with the Community Manager. • Attend the site daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas and individual units. • Inspect grounds and buildings each day to identify and correct hazards. • Manage maintenance supplies inventory within budget constraints. • Implement a preventative maintenance program to extend asset life. • Maintain an organized, stocked maintenance shop compliant with OSHA standards. • Run a hazard communications program and promote safe work practices. • Participate in unit inspections and keep accurate service and compliance records. • Assist with general upkeep of office, common areas, and model units. • Provide on‑call emergency coverage as needed. • Plan and utilize property resources, equipment, and supplies economically, including obtaining vendor bids. • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness. • Supervise, train, and schedule maintenance staff under the Community Manager’s direction. • Check daily work progress and provide immediate assistance or instruction. • Contribute to employee performance evaluations and deliver ongoing coaching per Asset benchmarks. • Promote teamwork and high‑quality performance through effective leadership. • Deliver excellent customer service and monitor request turnaround times. • Ensure consistent handling of resident matters and enforce delegated community policies. • Maintain reliable transportation to meet on‑call emergency requirements.

What You Bring
• Hold a high school diploma or equivalent; EPA and CPO certifications required, HVAC certification desired. • Possess basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
