About the Role
The Operating Engineer (Local 39) is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems at assigned properties. The role ensures a clean and safe working environment while performing routine assessments, preventive and corrective maintenance, painting, and housekeeping. Key duties include performing all plumbing, electrical, and HVAC tasks required by the building, maintaining heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution equipment. The engineer monitors and adjusts mechanical and pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers to provide a comfortable environment. Preventive maintenance is performed in line with Cushman & Wakefield standards, building protocols, manufacturer recommendations, and industry best practices. Tasks include changing filters, cleaning coils, flushing condensers, greasing bearings, inspecting and adjusting belts, replacing motor bearings, aligning pulleys, and managing chemical treatment for water systems and cooling towers. The engineer conducts regular inspections of engine rooms, fan rooms, cooling towers, pumps, electric rooms, backup generators, fire pumps, sump and ejector pumps, and ensures emergency exit signs, lights, and fire safety equipment are operational. Immediate response to emergencies such as fire, evacuation, equipment failure, and customer concerns is required, along with thorough documentation of activities. • Perform plumbing, electrical, and HVAC repairs and installations. • Maintain and service heating equipment, chillers, pumps, and cooling towers. • Monitor and adjust mechanical/pneumatic systems, valves, and thermostats. • Conduct preventive maintenance such as filter changes, coil cleaning, and bearing greasing. • Inspect engine rooms, fan rooms, generators, fire pumps, and related equipment. • Replace lighting fixtures, signage, and verify emergency exit signs and lights. • Respond immediately to emergencies, fire alarms, evacuations, and equipment failures. • Document work activities and report to supervisors promptly. • Ensure compliance with all codes, regulations, and company safety directives. • Lift and handle equipment weighing at least 50 lb and perform physical tasks such as stooping, climbing, and crouching.

A minimum of five years' experience operating mechanical, electrical, and plumbing systems in commercial properties, appropriate trade licenses, a valid driver’s license, and basic computing skills in Outlook, Excel, and Word are required. • Complete required C&W safety training and adhere to uniform dress code. • Possess 5+ years of experience with commercial building systems. • Hold appropriate trade licenses (e.g., Journeyman, Master Electrician, refrigeration). • Maintain a valid driver’s license with a clean driving record. • Demonstrate technical proficiency, initiative, flexibility, multitasking, and urgency.
