About the Role
The Maintenance Technician is tasked with diagnosing and repairing a wide range of systems, completing service requests promptly, preparing vacant units for rent, conducting preventative maintenance, assisting with interior and exterior painting, and upholding a safety‑first culture, including hot‑work procedures. • Diagnoses and repairs problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems • Completes assigned service requests and repairs according to company standards in a timely manner • Ensures vacant apartment homes are rent‑ready promptly and performs turnkey work as required • Conducts apartment preventative maintenance • Assists in painting both interior and exterior surfaces • Maintains an incident‑ and injury‑free safety culture by following all AvalonBay safety policies and reporting unsafe conditions • Performs hot works including brazing, soldering, and welding within AvalonBay’s standards

What You Bring
Candidates should have 2–3 years of maintenance experience covering HVAC, plumbing, electrical and general repairs, a valid driver’s license, and the flexibility to rotate on‑call duties. Strong communication skills, the ability to follow policies and safety data sheets, proper use of PPE, basic knowledge of emergency shut‑offs, and familiarity with paint tools are also essential. • 2–3 years of maintenance experience with knowledge of HVAC repair, plumbing, electrical, and general maintenance • Valid driver’s license • Ability to accommodate a rotating on‑call schedule each month • Ability to communicate effectively with associates and residents to provide customer service • Ability to read and understand policies and procedures, including key control, apartment turnover, and emergency policies • Ability to identify cleaning and chemical supplies, read SDS, understand proper chemical applications, and handle products safely • Knowledge of personal protective equipment (PPE) and proper usage • Basic understanding of emergency systems, shutoffs, locations, and sequence of operations • Demonstrates knowledge of paint types and paint tools
