About the Role
The Maintenance Technician supports all maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. The role involves responding to resident and management requests, maintaining common areas, and ensuring property safety and operational objectives. • Attend the site daily and be on‑call for emergencies. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Complete repairs and replacements required for community areas and units. • Assist in scheduling and executing maintenance for unit turn events. • Perform daily exterior clean‑up of grounds, breezeways, and common areas. • Maintain swimming pools, record chemical logs accurately and timely. • Inspect grounds and building features daily to identify and correct hazards. • Execute preventative maintenance to extend property life and reduce future repairs. • Follow Asset Living policies and OSHA safety standards in all tasks. • Keep the maintenance shop organized, stocked, and compliant with safety regulations. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and monitor equipment and supply inventory. • Maintain accurate records for service requests, EPA/OSHA compliance, and make‑ready status. • Assist with general upkeep of the office, common areas, and model unit. • Report any violations of community rules to the supervisor or manager. • Provide excellent customer service and monitor request turnaround times. • Ensure consistent, fair interactions with residents and enforce delegated policies. • Utilize property resources, equipment, and supplies efficiently.

What You Bring
Candidates must have a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. The position demands physical ability to lift 100+ lb, climb ladders, work in confined spaces, and be on‑call for emergencies, as well as reliable transportation for rapid response.

Benefits
Compensation is based on skill set and experience, ranging from $16.50 to $18.00 per hour, with a total rewards package that includes medical, dental, vision, life, disability, 401(k) matching, performance bonuses, paid sick days, and company holidays.
