About the Role

The Commercial Manager is responsible for assuring the cost and contract management of healthcare construction projects from contract award through to final account and close‑out. The role includes central programme responsibilities, working closely with delivery of large‑scale hospital schemes, ensuring cost control, risk management, compliance with programme requirements and delivery of value for money. • Monitor commercial performance and maintain cost, incentive, and KPI forecasts using dashboards and trend analysis. • Conduct routine site visits and health‑checks to identify and escalate emerging commercial risks with recovery actions. • Ensure change control procedures are followed, including scope definition, pricing, cost build‑up, risk allowances, approvals and audit trail. • Review and approve changes to confirm compliance and value for money before commitment. • Perform trend analysis across programme schemes to support decision‑making. • Plan and execute project close‑out and rolling final‑account settlements. • Manage threats and opportunities by quantifying impacts and reporting net effects to scheme forecasts. • Validate NEC4 ECC KPI definitions, measurements and incentive mechanisms, challenging unsupported claims. • Provide clean, timely data sets (cost, change, risk, carbon, life‑cycle) to the Data team for accurate benchmarking and analytics. • Build and maintain collaborative relationships with trusts, tier‑1 contractors and suppliers, using structured engagement to resolve commercial issues. • Ensure contract and alliance framework conditions are satisfied and conduct periodic compliance checks. • Record non‑conformances, assign corrective actions and set due dates. • Implement robust defined‑cost assurance processes.

What You Bring

• Demonstrate proven commercial management experience on major construction programmes. • Possess strong knowledge of NEC and/or JCT construction contracts. • Exhibit excellent cost control, reporting and collaboration skills. • Desirable: Experience with public‑sector healthcare clients and understanding of live healthcare environments. • Desirable: Knowledge of healthcare technical standards and compliance frameworks. • Hold a degree in Quantity Surveying, Commercial Management, Construction Management or a related field. • Be a member (or working towards membership) of RICS, CIOB or an equivalent professional body.
