About the Role

The Maintenance Technician supports the property’s maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. The role requires regular onsite attendance, prompt response to work orders, and participation in on‑call emergency coverage. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks. • Conduct swimming‑pool cleaning, maintenance, and accurate chemical logging. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Maintain and organize the maintenance shop, adhering to safety standards and OSHA guidelines. • Assist the Maintenance Supervisor with scheduling turn‑around events, inventory monitoring, and hazard‑communication programs. • Keep accurate records of service requests, preventive‑maintenance activities, make‑ready status, and EPA/OSHA compliance. • Participate in on‑call emergency response and after‑hours property issues. • Provide excellent customer service, ensuring timely resolution of resident requests and consistent communication. • Enforce community policies and report violations to management.

What You Bring

A high school diploma or equivalent is required, along with basic computer skills and knowledge of Fair Housing Laws and OSHA requirements. The position involves frequent physical activity such as climbing ladders, lifting 100‑plus‑pound objects, working in confined spaces, and exposure to outdoor elements, and may require overtime, weekends, or night hours for emergency calls.
