About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, handling service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident relations. Working closely with the Community Manager, the supervisor ensures timely repairs, maintains inventory, conducts inspections, and leads a maintenance team to deliver quality service. • Coordinate and respond to resident and management work orders, ensuring timely repairs and replacements. • Conduct daily inspections of grounds, buildings, and common areas to identify and correct hazards. • Manage maintenance supplies inventory while adhering to budget guidelines. • Implement and maintain a preventative maintenance program to extend property life and minimize future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain accurate records for service requests, EPA/OSHA compliance, and work‑in‑progress. • Supervise, train, schedule, and evaluate maintenance staff, providing coaching and guidance. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Participate in emergency on‑call duties and assist with office and model unit upkeep. • Ensure compliance with Fair Housing laws, OSHA regulations, and required certifications (EPA, CPO). • Maintain reliable transportation for emergency on‑call responsibilities.
