About the Role

The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties, ensuring a clean and safe working environment. Duties include performing rounds, conducting routine assessments, and executing day‑to‑day preventive and corrective maintenance, as well as painting and general housekeeping. The role involves executing all plumbing, electrical, and HVAC tasks, maintaining heating and cooling equipment such as chillers, pumps, cooling towers, fan coil units, and air distribution systems, and monitoring mechanical and pneumatic equipment to provide comfortable building conditions. The Engineer verifies field conditions, performs repairs, oversees energy management, and conducts fire and life‑safety inspections in accordance with NFPA, C&W standards, and local codes. Emergency response, activity documentation, and adherence to safety training and dress code are also required. • Perform all plumbing, electrical, and HVAC requirements for buildings • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers • Verify field conditions and execute necessary repairs or adjustments • Repair doors, ceilings, hand railings, floors, and other general property elements • Repair plumbing fixtures such as water closets, urinals, and lavatories • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing greasing, belt adjustments, and cooling‑tower upkeep • Inspect engine rooms, fan rooms, generators, fire pumps, sump and ejector pumps, and replace lamps and signage • Check emergency exit signs and lights, ensure clear egress, and perform fire and life‑safety inspections per NFPA and local codes • Document and report activities to supervisor • Respond immediately to emergencies such as fire, evacuation, equipment failure, and customer concerns • Comply with all applicable codes, regulations, and company directives while practicing safe work habits • Adhere to C&W uniform dress code and maintain a neat appearance on and off duty • Movement between departments, floors, and properties to facilitate work

The position may involve shift work, on‑call duties, and extended periods without relief during emergencies. The job operates in a professional office setting, using standard equipment such as computers and phones, and requires regular travel between properties in varying weather conditions. Physical demands include stooping, standing, climbing, and lifting at least 50 lb of equipment, as well as frequent crouching, reaching, and moving between floors.
