About the Role

The Operating Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties. This role also upholds a clean and safe working environment through regular rounds and assessments. • Perform all plumbing, electrical, and HVAC tasks for assigned buildings. • Maintain heating equipment, chillers, pumps, cooling towers, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, control gauges, valves, thermostats, and diffusers. • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing lubrication, and belt adjustments. • Inspect and service engine rooms, fan rooms, generators, fire pumps, sump pumps, and related equipment. • Repair doors, ceilings, hand railings, flooring, and plumbing fixtures such as toilets and lavatories. • Replace lighting fixtures, signage, and ensure emergency exit signs and lights function properly. • Perform fire and life‑safety inspections in accordance with NFPA, local codes, and company protocols. • Document work activities and report findings to supervisors promptly. • Respond immediately to emergencies such as fires, evacuations, or equipment failures. • Work flexible shifts, on‑call duties, and may serve as the sole maintenance staff during certain periods. • Adhere to C&W safety training requirements and uniform dress code.

What You Bring

Applicants must possess a high school diploma or GED, with a preference for graduates of apprenticeship programs or trade schools, and have a minimum of three years of experience operating mechanical, electrical, and plumbing systems in commercial properties. The successful candidate will demonstrate comprehensive knowledge of HVAC, boiler, pump, and energy-management systems, as well as basic computer proficiency in Outlook, Excel, and Word. Work is carried out in a professional office setting and on-site across multiple locations, requiring travel in varying weather conditions. The position demands physical abilities such as stooping, standing, climbing, and regularly lifting at least 50 lb. • Hold appropriate trade licenses (e.g., Journeyman/Master Electrician, Refrigeration Certificate, Boiler or Steam Operator) as required. • Maintain a valid driver’s license with a good driving record. • Demonstrate proficiency in Outlook, Excel, and Word.
