About the Role
The Land Development Estimator creates and maintains material take‑offs for existing, new, and revised plans, initially focusing on framing. The role collaborates with Purchasing, Operations, and architectural/engineering consultants to verify change requests and analyze cost implications of design changes. • Create material take‑offs for all existing, new, and revised plans, starting with framing • Maintain and update take‑offs for active plans • Verify take‑off change requests with Purchasing and Operations • Coordinate with architects/engineers on plan changes affecting take‑offs • Perform cost analysis on proposed design changes and recommend adjustments • Review material EPO requests to ensure alignment with scopes and eliminate unnecessary orders • Conduct field verification of actual quantities versus take‑off quantities • Complete special project and specification change take‑offs as needed

What You Bring
Candidates must have at least two years of residential construction or architecture experience and a high school diploma, with an associate degree preferred. Proficiency in Microsoft Excel, JD Edwards, Build Pro, and strong analytical, writing, and organizational skills are required. • Minimum 2 years residential construction or architecture experience • High school diploma required; associate degree preferred • Full understanding of residential construction, architectural, structural, and MEP design • Advanced Microsoft Office skills, especially Excel for financial modeling • Ability to work with JD Edwards, Build Pro, and proprietary software • Strong written communication, organization, and problem‑solving abilities • Detail‑oriented, self‑motivated, and able to work under pressure with minimal supervision • Valid driver’s license and professional work ethic
