About the Role

The Maintenance Technician supports the property’s maintenance processes—including corrective, preventative, routine, emergency and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend community site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance for community common areas and individual units. • Assist with scheduling and execution of maintenance‑related turnover events and make‑ready processes. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pools, including accurate chemical logging. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazardous conditions. • Execute preventative maintenance tasks to extend asset life and minimize future repairs. • Follow Asset Living policies, safety standards, OSHA guidelines, and maintain an organized, stocked maintenance shop. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections, inventory monitoring, and accurate record‑keeping of service requests, EPA/OSHA compliance, and maintenance activities. • Provide general upkeep and cleaning of offices, model units, and common spaces. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response as needed. • Deliver excellent customer service, monitor service request turnaround, and uphold consistent resident interactions. • Enforce community policies delegated by the immediate supervisor.

What You Bring

Education requirements include a high school diploma or equivalent and basic computer skills; knowledge of Fair Housing Laws and OSHA requirements is also required. Physical demands involve frequent climbing, lifting 100 lb + objects, working in confined spaces and exposure to weather and chemicals, with on‑call availability for emergencies. Reliable transportation is required for on‑call duties.
