About the Role

The Maintenance Technician is responsible for the general inspection, calibration, troubleshooting, testing, repair and maintenance of all facility systems including HVAC, electrical, lighting, fire, life safety, boilers, refrigeration units, compressors, motors, pumps and their controls. The role also provides auxiliary services such as carpentry, plumbing, painting, landscaping and snow removal, and ensures accurate CMMS data entry to keep the commercial office building’s infrastructure and grounds operational. Daily duties include performing routine inspections, preventive maintenance, functional testing and calibration of equipment, documenting work in the CMMS, and completing both corrective and preventive work orders in a timely manner. The technician must keep tools and work areas clean and safe, adhere to national and local codes, OSHA regulations and C&W Services safety policies, and regularly communicate repair status to supervisors while collaborating with internal teams and external vendors. The position requires participation in safety training, on‑call availability for nights, weekends and holidays, and the execution of daily building surveys to identify maintenance tasks. The technician reports conditions to management, seeks ongoing training and professional development, and contributes to performance goals related to safety, cost control, quality, and service delivery. • Inspect, calibrate, troubleshoot, test, and repair HVAC, electrical, lighting, fire, life safety, boiler, refrigeration, and related systems. • Perform carpentry, plumbing, painting, landscaping, and snow removal to maintain building infrastructure. • Document all work in CMMS, including parts used, labor hours, response and completion times. • Complete corrective and preventive maintenance work orders promptly while keeping work areas clean and safe. • Follow OSHA, local codes, and C&W Services safety policies; attend required safety training. • Communicate repair status to supervisors/managers and coordinate with external vendors as needed. • Participate in on‑call duty for emergencies and provide regular reports on building conditions. • Meet performance goals for safety, cost control, quality, and service delivery.

What You Bring

Candidates should have 2–5 years of semi‑skilled maintenance experience in a commercial facility, a solid working knowledge of multiple trades, strong mechanical aptitude, and good computer skills, including familiarity with Building Management Systems. They must be able to read technical manuals, apply mathematical concepts, solve practical problems, and follow detailed instructions from supervisors. • Require 2–5 years of commercial facility maintenance experience, strong mechanical aptitude, and computer/BMS proficiency. • Ability to read technical documents, apply math concepts, and solve practical problems. • Physical ability to lift up to 75 lb and perform standing, climbing, and other manual tasks.
