About the Role
The Community Manager oversees all on‑site operations of a housing community, reporting to the Regional Manager. Responsibilities span personnel, leasing, maintenance, financial, administrative, and risk management functions, ensuring compliance with Asset Living policies, safety standards, and fair housing regulations. • Recruit, hire, train, coach, and develop on‑site staff while ensuring compliance with company policies. • Create and manage daily office and maintenance staff schedules and assignments. • Address performance issues promptly, document actions, and coordinate with HR for terminations when needed. • Achieve optimal net operating income through cost control, revenue growth, and leasing improvements. • Develop annual operating budgets, forecasts, and monitor rent collections, deposits, and vendor invoice processing. • Design and execute yearly marketing plans to drive occupancy and meet leasing targets. • Handle resident complaints, implement retention programs, and oversee lease documentation and reporting. • Conduct property tours, show units, and manage the leasing and move‑in process for prospective residents. • Ensure accurate and timely administrative and leasing reports, and lead emergency response teams. • Supervise maintenance activities, monitor service request turnaround, and maintain property appearance through regular inspections. • Oversee vendor selection, negotiate bids, and manage construction and rehabilitation projects to ensure quality and expediency. • Maintain flexibility to work overtime, weekends, nights, and respond to on‑call emergencies, meeting the physical demands of the role.

Benefits
Compensation includes a salary range of $85,000‑$90,000, with a comprehensive total rewards package featuring medical, dental, vision, life, accidental and disability insurance, 401(k) matching, performance bonuses, paid sick days, and company holidays.
