About the Role

The Land Development Manager leads the division’s land development program, overseeing roadway construction, utility installation, earthwork, landscaping, irrigation, and public‑utility coordination to deliver ready‑to‑build home sites. Working closely with Area Construction Managers and the Director of Construction, the manager creates development budgets, value‑engineers designs, maintains relationships with jurisdictional entities, and manages permits, construction, and community turnover. Physical presence on job sites is required; the role involves long hours, operating equipment, handling materials up to 50 lb, and maintaining a valid driver’s license with proper auto insurance. • Manage land development activities including roadway construction, water/sewer installation, earthwork, landscaping, irrigation, and utility coordination. • Develop and maintain construction schedules, budgets, and permit compliance reports. • Collaborate with Area Construction Managers and Director of Construction to deliver ready‑to‑build home sites. • Create development budgets during entitlement, value‑engineer project designs, and maintain relationships with jurisdictional entities. • Oversee field operations: erosion control, grading, wet/dry utilities, paving, sidewalks, landscaping, amenities, and post‑construction as‑builts. • Conduct HOA management duties such as quarterly meetings, budget analysis, and common‑area improvements. • Ensure bond maintenance, guaranty retrieval, SWPPP compliance, and regular budget reconciliation with Director of Development.

What You Bring

• High School diploma required; Bachelor’s in construction management or engineering preferred. • Minimum 5 years of land development experience. • Proficient with word processing, spreadsheets, project scheduling, and data‑management software. • Detail‑oriented problem‑solver with a valid driver’s license, good driving record, and auto insurance. • Ability to work overtime, operate construction equipment, and lift/handle objects over 50 lb.
