About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, partnering with the Community Manager to manage service requests, preventative maintenance, staff, vendors, safety compliance, and resident relations. • Coordinate, schedule, and respond to resident and management service requests and work orders. • Perform daily inspections of grounds, buildings, and common areas to identify and correct hazardous conditions. • Manage and order maintenance supplies, adhering to budget limits set by the Community Manager. • Implement and maintain a preventative maintenance program to extend property lifespan and reduce repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Conduct hazard communication training and promote safe work practices among staff. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and apartment make‑ready status. • Assist with general upkeep, cleaning, and maintenance of offices, common areas, and model units. • Participate in on‑call emergency response for the community. • Supervise, train, and schedule maintenance staff under the Community Manager’s direction. • Monitor daily work progress of maintenance personnel and provide immediate guidance as needed. • Contribute performance evaluation input for maintenance employees to the Community Manager. • Deliver ongoing training, coaching, and counseling to ensure staff meet Asset Living benchmarks. • Foster a collaborative team environment that promotes quality job performance. • Ensure high‑quality customer service by monitoring request turnaround times and responsiveness. • Represent the community positively to achieve property objectives and public recognition. • Apply community policies consistently in resident interactions.

What You Bring
• Hold a High School Diploma or equivalent and EPA & CPO certifications (HVAC desired). • Demonstrate basic computer proficiency and knowledge of Fair Housing and OSHA regulations. • Possess reliable transportation for on‑call emergency duties.
