About the Role
The Community Manager reports to the Regional Manager and oversees all aspects of property operations, including personnel, leasing, maintenance, finance, administration, and risk management, while ensuring compliance with Asset Living policies, safety standards, and fair‑housing regulations. • Attend on‑site daily and use company guidelines to screen, hire, train, coach, and develop staff. • Create and manage weekly/daily staff schedules; address performance issues and document actions. • Lead staff to maintain compliance with policies, safety standards, and fair‑housing regulations. • Optimize net operating income through cost control, revenue enhancement, and leasing improvements; develop budgets and forecasts. • Oversee rent collection, deposit reconciliation, and timely processing of vendor invoices. • Prepare accurate property closeout and financial reports for ownership. • Develop and execute an annual marketing plan; ensure effective leasing processes and accurate documentation. • Resolve resident complaints and implement retention programs such as events and newsletters. • Show, lease, and move in prospective residents efficiently. • Ensure accurate and timely administrative and leasing reporting. • Head the emergency response team and manage property emergencies according to guidelines. • Monitor maintenance service requests, ensuring prompt response and quality repairs. • Conduct regular property inspections; plan and manage resources, vendors, and contracts economically. • Supervise maintenance, construction, and rehabilitation activities; verify unit readiness and work‑order completion.

What You Bring
Candidates need a high school diploma (Bachelor’s preferred) or equivalent experience, with one to two years of housing industry experience; certifications such as CAM or ARM are advantageous, and basic computer and Fair Housing/OSHA knowledge are required. The role demands regular on‑site presence, the ability to work overtime, weekends, and nights for emergencies, and physical capabilities such as standing for long periods, lifting up to 25 lb, climbing ladders, and operating equipment; reliable transportation is also required for on‑call duties.

Benefits
Compensation includes a salary range of $50,000–$55,000 plus a comprehensive total rewards package featuring medical, dental, vision, life, disability, 401(k) matching, performance bonuses, paid sick days, and company holidays.
