About the Role
The Lead Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing (MEP) systems for the assigned facility, aiming to maximize system life and reliability. The role often serves as the sole on‑site engineer and may supervise maintenance staff depending on building size and complexity. The position involves daily monitoring of building systems, preventive maintenance tasks, coordination with external contractors, inventory control, and rapid response to emergencies such as fire, equipment failures, or evacuations. The engineer also prepares monthly reports for management and adheres to all applicable codes, regulations, and company safety policies. • Conduct daily operations and maintenance of mechanical, electrical, and plumbing systems • Supervise and assign tasks to maintenance staff when applicable • Perform preventive maintenance such as filter changes, motor lubrication, lamp replacement, belt inspection, bearing replacement, and shaft alignment • Recommend improvements to the preventive maintenance program • Develop and maintain building‑specific maintenance procedures • Coordinate maintenance activities with outside contractors and technicians • Maintain stock and inventory control • Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns • Ensure compliance with codes, regulations, and company directives; practice safe work habits • Compile and submit monthly building operation reports to management • Follow C&W uniform dress code and maintain a neat appearance • Organize tasks and maintain detailed records • Apply technical proficiency in MEP systems • Make informed decisions and solve problems analytically

What You Bring
Candidates must have at least five years of commercial‑property trade experience, a high school diploma or GED, and appropriate trade licenses (e.g., Journeyman, Master Electrician). Additional credentials include EPA Section 608 certification for refrigerants, a valid driver’s license, and basic computer skills in Outlook, Excel, and Word. • Complete required C&W safety training annually • Communicate effectively both orally and in writing • Hold a high school diploma or GED; apprenticeship or trade school graduation preferred • Minimum 5+ years operating mechanical, electrical, and plumbing systems in commercial properties • Possess required trade licenses (e.g., Journeyman, Master Electrician, Operator, Steam Engineer) • Hold EPA Section 608 “Universal” certification for CFC/HFC refrigerants • Maintain a valid driver’s license with good driving record • Proficient in Outlook, Excel, and Word • Ability to stoop, stand, climb, and lift at least 50 lb; crouch and reach to install/move equipment • Speak clearly, read and comprehend written/oral information, and interpret drawings and schematics
