About the Role
The Operating Engineer (L94)-2 is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment across assigned properties. The role includes maintaining a clean and safe environment, performing regular rounds, conducting assessments, and handling day‑to‑day preventive and corrective maintenance, as well as painting and housekeeping duties. Key duties involve performing all plumbing, electrical, and HVAC work; maintaining heating equipment, chillers, pumps, cooling towers, fan coil units, VAV and air distribution systems; monitoring mechanical and pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers; and verifying field conditions for necessary repairs. The engineer also monitors energy management, carries out repairs to doors, ceilings, railings, and floors, conducts preventive maintenance per C&W standards, inspects engine rooms, generators, fire pumps, and ensures emergency exit signs and lights are functional, while documenting activities and responding to emergencies. • Perform plumbing, electrical, and HVAC maintenance and repairs. • Maintain heating, cooling, pump, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment and energy management. • Conduct preventive maintenance per C&W standards (filter changes, coil cleaning, bearing greasing, etc.). • Inspect engine rooms, generators, fire pumps, and related equipment. • Ensure emergency exit signs, lights, and life‑safety systems are operational. • Document work activities and report to supervisor. • Respond promptly to emergencies and customer concerns. • Follow all codes, regulations, safety training, and dress‑code requirements.

Essential competencies include technical proficiency, initiative, flexibility, multitasking, and a strong sense of urgency. Required education is a high school diploma or GED, with apprenticeship or trade school training preferred. Candidates must have at least five years of experience operating mechanical, electrical, and plumbing systems in commercial settings and hold appropriate trade licenses such as Journeyman or Master Electrician, refrigeration certification, or boiler licensing, along with a valid driver’s license and basic computer skills. The position operates in a professional office setting but requires regular travel between properties in various weather conditions. Physical demands include lifting a minimum of 50 lb, climbing, crouching, reaching, and reading schematics, while clear verbal communication is essential. The role may involve shift work, on‑call duties, and extended periods without relief during priority or emergency situations. • Demonstrate technical proficiency, initiative, flexibility, multitasking, and urgency. • Hold at least a high‑school diploma; apprenticeship or trade school preferred. • Minimum 5 years experience operating mechanical, electrical, and plumbing systems in commercial properties. • Maintain required trade licenses (e.g., Journeyman Electrician, Refrigeration Certificate) and a valid driver’s license. • Use basic computer applications (Outlook, Excel, Word) and understand HVAC, boilers, pumps, and energy management. • Ability to lift ≥ 50 lb, climb, crouch, and read schematics; clear verbal communication.
