About the Role
The Maintenance Technician, reporting to the Maintenance Supervisor and Community Manager, assists with all aspects of property maintenance and the make‑ready process, ensuring operations align with community objectives. The role involves daily onsite attendance, responding to work orders, and maintaining safety and compliance standards. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on community common areas, buildings, and units. • Respond promptly to resident and management work orders and service requests. • Conduct make‑ready turnover tasks and assist with scheduling of repair‑related turn events. • Maintain swimming pool cleanliness and accurate chemical logs. • Inspect grounds and facilities daily to identify and correct hazards or liability concerns. • Execute the preventative maintenance program to extend property lifespan and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Support the hazard communication program and promote safe work practices. • Track inventory of equipment and supplies and maintain accurate service records. • Provide on‑call emergency support and assist with after‑hours repairs. • Deliver excellent customer service, ensuring consistent resident interactions and policy enforcement. • Perform general upkeep of office, common areas, and model units.

What You Bring
• Possess a high school diploma or equivalent and basic computer skills for on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Meet physical demands including lifting 100+ lb, climbing ladders, and working in confined spaces and various weather conditions. • Have reliable transportation for emergency on‑call duties.
