About the Role
• Attend site daily as required. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform necessary repairs and replacements in common areas and units. • Schedule and execute maintenance/repair turn events. • Clean exterior areas daily, including grounds, breezeways, and common spaces. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and buildings daily to identify and correct hazardous conditions. • Execute preventative maintenance to extend property life and reduce future repairs. • Follow Asset Living policies and safety standards, including OSHA guidelines. • Keep the maintenance shop organized, stocked, and compliant with safety regulations. • Support hazard communications program and promote safe work practices. • Participate in unit inspections as needed. • Monitor inventory of equipment and supplies. • Maintain accurate records of service requests, compliance, and make‑ready status. • Upkeep and clean office, common areas, and model units. • Report community rule violations to supervisors. • Participate in on‑call emergency response. • Use property resources, equipment, and supplies efficiently. • Deliver excellent customer service and monitor service request turnaround. • Ensure consistent resident interactions and enforce community policies. • Maintain reliable transportation for on‑call emergencies.
