Project Manager

About the Role

The Project Manager, working in conjunction with the Project Director (PD), will simultaneously oversee multiple residential, commercial, industrial and institutional projects. The Project Manager will report at least three times a week on the status of the job to the PD. Project Managers will work closely with PDs on managing project payment terms and collection of all outstanding amounts. • Manage high‑risk, high‑exposure, and complex projects. • Communicate professionally with customers, subcontractors, and insurance parties. • Provide technical explanations to clients, adjusters, and consultants. • Coordinate job starts and schedule appointments with customers. • Execute Project Director instructions on payment terms and collection of outstanding accounts receivable. • Request payment from customers upon substantial completion and when COS is signed per established terms. • Alert Project Director to upcoming payment stages according to schedule. • Support Project Director in collecting outstanding project receivables. • Coordinate work duties with subcontractors and field personnel. • Provide constructive feedback to ensure tasks are completed on time and within budget. • Coordinate after‑hours emergency services such as board‑ups, water, fire, and smoke damage. • Obtain all required city permits and inspections. • Observe OSHA, EPA, and SCAQMD regulations. • Ensure compliance with all applicable safety standards. • Assure compliance with Department of Transportation regulations. • Manage multiple projects simultaneously across a multi‑location region. • Use Salesforce to manage projects, run reports, input work orders, and forecast budgets, labor, and material.

What You Bring

Technical Skills: Must be proficient in MS Office, Xactimate, Salesforce.com, and structural building experience. Insurance restoration experience is a plus. Communication Skills: Fluent English, both oral and written. Strong technical writing skills and ability to effectively express himself or herself orally in project reviews conducted among internal staff, before groups of customers or employees of the organization. Physical Demands: Must be in good physical health and be able to meet the medical clearance requirements of an OSHA (HAZWOPER) medical surveillance physical examination and drug screening. Able to wear a full and half face respirator and lift/carry 50 pounds. Travel Requirements: This position will require some travel at various times and must be willing to work odd‑hours, weekends and holidays as called upon. Flexibility in scheduling is essential to meet project needs. Required Education and Experience: High School diploma or equivalent; some college is a plus. Minimum of three years of Superintendent experience in all phases of construction, with a preference for a combination of commercial and residential experience. Certifications Needed: The candidate must possess current asbestos, lead, and mold certifications, as well as llCRC AMRT certification issued by a Certified State training provider identified by OSHA. Additional requirements include a valid environmental physical for respirator use, OSHA 30‑hour construction course, a current State Driver's license, and forklift operator certification. Additional Eligibility Qualifications: The successful candidate will have a positive attitude, strong work ethic, and the ability to follow directions, with experience operating vehicles up to 26,000 GVW and truck‑trailer combinations. Good communication skills, commitment to company safety policy, legal eligibility to work in the United States, and bilingual English/Spanish (encouraged) are also required.
