About the Role

The Maintenance Technician assists in carrying out the property’s maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—while supporting the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming pool care and chemical logging. • Conduct make‑ready and turnover tasks, schedule and execute repairs, and assist with unit inspections. • Clean and maintain exterior grounds, breezeways, and common areas, and ensure hazardous conditions are identified and corrected. • Follow Asset Living policies, OSHA/EPA standards, and maintain a well‑organized, stocked maintenance shop. • Manage inventory of equipment and supplies and maintain accurate service, maintenance, and make‑ready records. • Participate in on‑call emergency response and utilize resources economically. • Provide excellent customer service, monitor service request turnaround, and enforce community policies consistently. • Assist with general upkeep of office, common areas, and model units, and report rule violations. • Support the Maintenance Supervisor with hazard communications, safety practices, and additional tasks as assigned.

What You Bring

Education/experience: High School Diploma or equivalent, basic computer skills for on‑site software functions, and a fundamental understanding of Fair Housing Laws and OSHA requirements. Physical requirements: Ability to climb ladders, lift objects over 100 lb, work in confined spaces, operate machinery and power tools, and be available for overtime, weekends, and on‑call emergencies in various weather conditions. License/equipment: Reliable transportation is required due to the on‑call emergency responsibility.
