About the Role

The Assistant Community Manager oversees daily operations and financial functions under the Community Manager, handling rent collection, cash‑flow optimization, and acting as the on‑site leader for personnel, leasing, maintenance, risk management, and compliance when the manager is absent. • Process and post resident payments, reconcile accounts, and complete month‑end closings. • Monitor delinquent balances, issue late notices, contact guarantors, and coordinate evictions. • Prepare utility bill‑backs and post move‑out charges, statements, and security‑deposit refunds. • Screen, hire, train, coach, and evaluate onsite staff while ensuring policy compliance. • Conduct regular property inspections, oversee maintenance requests, and maintain property appearance. • Implement leasing strategies, market vacancies, show units, and finalize lease documentation. • Address resident complaints and develop retention programs such as events and newsletters. • Manage vendor relationships, obtain bids, and control equipment and supply costs. • Ensure compliance with Fair Housing laws, OSHA standards, and other regulatory requirements. • Perform physical tasks including lifting up to 25 lb, climbing ladders, and operating equipment as needed. • Maintain accurate resident files, audit records, and ensure documentation completeness. • Utilize on‑site software and basic computer skills for daily operational functions.
