About the Role
The Assistant Community Manager, reporting to the Community Manager, oversees daily operations, financial functions, and staff in the absence of the manager, ensuring compliance with company policies, safety standards, and fair‑housing regulations. • Post and reconcile resident payments, manage receivables, and conduct end‑of‑month closing procedures. • Monitor and pursue bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Help the property meet budgeted revenue, expense, and NOI targets; post utility bill‑backs and move‑out charges. • Supervise on‑site staff by screening, hiring, training, coaching, and ensuring policy compliance. • Lead leasing activities: market units, show properties, process applications, and maintain lease documentation. • Implement resident retention programs and resolve complaints to maintain high satisfaction levels. • Oversee maintenance service requests, conduct regular property inspections, and ensure timely repairs. • Manage property resources economically by obtaining vendor bids, controlling supplies, and optimizing equipment use. • Maintain accurate resident files, audit records, and ensure compliance with fair‑housing and OSHA requirements. • Meet physical job demands, including standing for long periods, lifting up to 25 lb, occasional ladder use, and overtime or weekend work as needed.

What You Bring
• Education: high school diploma required; bachelor's degree preferred or 1‑2 years housing‑industry experience. • Skills: proficiency with on‑site software, basic computer abilities, and knowledge of Fair Housing Laws and OSHA.
