About the Role
The Assistant Community Manager supports the Community Manager in overseeing daily operations, financial performance and risk management of a housing community. Responsibilities include rent collection, budgeting, staff supervision, leasing, maintenance coordination, resident relations, and ensuring compliance with company policies, safety standards and fair‑housing regulations. • Post all payments and income from applicants, residents and non‑residents accurately and promptly. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors and file evictions as needed. • Assist the property in meeting budgeted revenues, expenses and net operating income. • Execute end‑of‑month closing procedures and generate reports. • Maintain organized records and audit resident files for accuracy. • Walk units to apply move‑out charges, statements and security‑deposit refunds. • Attend onsite daily and ensure consistent staff presence. • Screen, hire, train, coach and develop onsite staff using company techniques. • Provide ongoing training, counseling and performance guidance per Asset benchmarks. • Promote staff harmony and high‑quality job performance through effective leadership. • Enforce staff compliance with company policies and procedures. • Ensure leasing staff close deals, follow up, document leases and keep reporting accurate. • Implement marketing strategies outlined in the annual marketing plan. • Address resident complaints, concerns and requests to maintain satisfaction. • Create and run resident retention programs such as events, promotions and newsletters. • Show, lease and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request turnaround times. • Maintain property appearance and ensure timely repairs through regular inspections. • Assist with supervision of all business functions related to operations. • Plan and use property resources, equipment and supplies economically, obtaining vendor bids as needed.

What You Bring
Candidates should have at least a high school diploma (a bachelor’s degree is preferred) and relevant housing‑industry experience, along with basic computer skills and knowledge of Fair Housing and OSHA requirements. The role demands regular onsite presence, the ability to perform physical tasks such as lifting up to 25 lb and navigating various work environments, and flexibility for overtime, weekends and emergencies.
