About the Role
The Leasing Manager partners with the Community Manager to set leasing goals, develop strategic marketing plans, and lead the leasing team to achieve budgeted occupancy while maintaining strong resident relations. This role requires daily onsite presence, oversight of leasing techniques, and coordination of resident retention programs and events. • Lead leasing team to meet occupancy targets and ensure accurate lease documentation. • Audit lease files for compliance with company policies and Fair Housing/OSHA regulations. • Resolve resident complaints and implement retention programs such as events, promotions and newsletters. • Show, lease and facilitate move‑ins for prospective residents. • Develop and execute the annual marketing plan and budget, creating campaigns that drive traffic. • Conduct weekly market surveys and adjust strategies based on competition and market conditions. • Plan and manage leasing and renewal events in coordination with the Community Manager. • Recruit, train, coach and evaluate on‑site staff to maintain high performance and policy compliance. • Provide ongoing staff development through training benchmarks and performance counseling. • Ensure superior customer service, monitor maintenance response times, and oversee property appearance and repairs. • Manage property resources economically by obtaining vendor bids and overseeing supplies and equipment.

What You Bring
• Minimum education: high school diploma; bachelor’s degree preferred or one year housing‑industry experience. • Proficient with on‑site software and basic computer skills; knowledge of Fair Housing Laws and OSHA required. • Ability to perform physical tasks such as climbing ladders, lifting up to 25 lb, working overtime, weekends and in varied weather conditions.
