About the Role

The role involves comprehensive maintenance, troubleshooting, and repair of HVAC equipment, execution of preventive programs, monitoring of building automation for energy efficiency, rapid response to emergencies, accurate documentation, collaboration with contractors, adherence to codes and standards, and mentorship of junior staff. • Perform complex maintenance, repair, and installation of HVAC systems (chillers, boilers, air handling units, split systems). • Execute preventive maintenance programs per manufacturer specifications. • Diagnose and resolve mechanical and electrical issues using advanced diagnostic tools. • Monitor and adjust building automation systems to optimize energy efficiency. • Respond promptly to emergency service calls and occupant comfort complaints. • Record all work activities and equipment performance in the CMMS. • Coordinate with internal staff and external contractors on major repairs and upgrades. • Ensure compliance with local building codes, safety regulations, and JLL quality standards. • Mentor junior maintenance personnel.

What You Bring

We are seeking a Senior Maintenance Mechanic – HVAC Associate to join our facilities management team, responsible for ensuring optimal operation and comfort of building mechanical systems. Candidates must hold a high school diploma or equivalent, completed HVAC training or apprenticeship, possess an EPA‑608 certification and a clean driver’s license, and bring 5‑7 years of commercial HVAC experience, with familiarity in CMMS and automation platforms, plus strong knowledge of control systems, schematics, basic electrical and plumbing work. The position requires the ability to lift up to 50 lb, work in varied indoor/outdoor conditions including confined spaces and heights, and may involve after‑hours emergency calls; it is a full‑time on‑site role in Franklin Lakes, NJ and does not provide visa sponsorship. • Hold Universal EPA 608 certification and a valid clean‑record driver’s license. • Bring 5‑7 years of commercial HVAC maintenance experience with large‑scale building systems. • Experience with CMMS and building automation platforms. • Strong knowledge of pneumatic/electronic controls, variable frequency drives, and ability to read schematics. • Basic electrical proficiency for minor repairs. • Proficiency in plumbing, pump operation, backflow prevention, and carpentry. • Ability to lift up to 50 lb and work in confined spaces, heights, and extreme temperatures. • Availability for on‑call emergency service outside normal business hours.
