About the Role

• Conduct regular inspections of vacant homes, ensuring they are tour‑ready and documenting findings with photos and notes. • Perform light cleaning and basic maintenance tasks such as replacing smoke‑detector batteries, light bulbs, air filters, and reprogramming garage‑door remotes. • Prepare properties for move‑in by addressing outstanding issues, removing temporary signage, rekeying locks, and installing permanent lockboxes. • Verify and resolve HOA, HUD, city, or municipal inspection and code violations. • Serve as first point of contact for reports of unauthorized occupants or property abandonment, coordinate with local authorities, and post legal notices. • Represent the market in court proceedings related to rent disputes or lease violations when required. • Conduct utility inspections and manage service transfers or maintenance. • Maintain accurate, timely inspection reports that are subject to regular quality audits. • Meet daily and weekly inspection scheduling targets to support occupancy goals and reduce home downtime. • Contribute to a low rate of move‑in maintenance issues, targeting fewer than 0.5 items per home. • Utilize mobile property inspection software and, when applicable, MRI Software for data entry. • Communicate effectively with cross‑functional teams, providing real‑time field updates.

What You Bring

Ideal candidates bring at least two years of experience in property management, maintenance, or construction, along with strong organizational and communication skills. They must be detail‑oriented, capable of solving problems quickly, and comfortable using Microsoft Office and mobile inspection software; a valid driver’s license and reliable transportation are required. • Must hold a valid driver’s license and have reliable transportation; mileage reimbursement is provided. • Preferred proficiency in Microsoft Word, Excel, and PowerPoint.
