About the Role

The Maintenance Technician supports the property’s maintenance program—including corrective, preventive, routine, emergency, and cosmetic work—and assists with the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. • Attend the community site daily and promptly address resident and management work orders. • Perform repairs, replacements, and preventive maintenance for common areas, buildings, and units. • Assist in scheduling and executing maintenance‑related turnover (make‑ready) events. • Clean and maintain exterior grounds, breezeways, and swimming pool, including chemical log updates. • Conduct daily inspections to identify and correct hazardous or liability‑creating conditions. • Maintain an organized, stocked maintenance shop while adhering to OSHA and safety standards. • Support the hazard communications program and promote safe work practices. • Document service requests, EPA/OSHA compliance, preventive maintenance, and make‑ready status accurately. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and additional tasks assigned by supervisors. • Meet the physical requirements: lift 100 lb objects, climb ladders, work in confined spaces, and handle overtime/on‑call schedules. • Maintain reliable transportation for emergency on‑call duties.
