About the Role

The Maintenance Technician supports the property’s maintenance operations—including corrective, preventative, routine, emergency, and cosmetic work—under the guidance of the Maintenance Supervisor and Community Manager, and assists with the make‑ready process to meet operational objectives. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and preventive maintenance to keep community spaces safe and well‑maintained. • Schedule and execute maintenance‑related turn events and assist with unit make‑ready processes. • Clean and maintain exterior areas, grounds, breezeways, and swimming pools, recording chemical levels accurately. • Conduct daily inspections to identify and correct hazardous conditions and ensure compliance with safety policies. • Maintain an organized, properly stocked maintenance shop following OSHA guidelines and Asset Living policies. • Support the hazard communications program and promote safe work practices among staff. • Keep accurate records of service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status. • Provide excellent customer service, monitor request turnaround, and enforce community policies consistently. • Participate in on‑call emergency response and handle additional tasks as assigned by the supervisor or community manager. • Use on‑site software with basic computer skills and understand Fair Housing Laws and OSHA requirements. • Perform physical tasks such as climbing ladders, lifting 100+ lb objects, operating power tools, and working in various weather conditions; be available for overtime, weekends, and night‑on‑call emergencies. • Maintain reliable transportation to fulfill emergency on‑call duties.
