About the Role
The Community Manager is the on‑site leader responsible for the full spectrum of operations at a housing community, reporting to the Regional Manager. Responsibilities include overseeing personnel, leasing, maintenance, financial performance, administration and risk management while ensuring compliance with company policies, safety standards and fair‑housing regulations. In personnel management, the manager schedules staff, conducts hiring, training and coaching, and addresses performance issues in line with Asset Living’s benchmarks. Financial duties involve creating annual budgets, monitoring rent collections, vendor invoices and achieving optimal net operating income through cost control and leasing initiatives. Leasing responsibilities include developing marketing plans, executing resident retention programs and handling lease paperwork to maintain high occupancy. Administrative and maintenance oversight requires accurate reporting, directing emergency response, supervising maintenance crews, performing property inspections and managing vendor relationships. • Oversee all on‑site operations of a housing community, reporting to the Regional Manager. • Recruit, train, coach and evaluate property staff while enforcing company policies. • Develop and manage annual operating budgets and monitor rent collections and vendor invoicing. • Implement cost‑control measures and leasing strategies to maximize net operating income. • Create and execute annual marketing plans to attract and retain residents. • Handle resident complaints, coordinate retention programs, and ensure high satisfaction. • Supervise maintenance activities, conduct regular property inspections, and manage emergency response. • Ensure accurate and timely administrative and leasing reporting. • Maintain compliance with Fair Housing, OSHA and liability guidelines.

What You Bring
Candidates must have at least a high school diploma, with a bachelor’s degree or four years of housing industry experience preferred, and may hold CAM or ARM certifications. Basic computer proficiency and knowledge of Fair Housing and OSHA regulations are required. The role demands regular communication, standing or sitting for long periods, occasional ladder use, and the ability to lift up to 25 lb, as well as flexibility to work overtime, weekends and on‑call emergencies. Reliable transportation is essential for responding to emergencies. • Possess a high school diploma (Bachelor’s preferred) and 1‑4 years housing industry experience; CAM or ARM certification preferred. • Demonstrate basic computer skills and ability to use on‑site software. • Have reliable transportation for on‑call emergency duties.
