About the Role
Key duties include preparing vacant apartments for occupancy, performing independent repairs on electrical, plumbing, HVAC, hot‑water heaters, appliances, and flooring, and handling carpentry, drywall, and interior/exterior painting while selecting the correct paint sheen and color. The technician also responds to daily resident service requests, carries out preventative maintenance, cleans swimming pools, and maintains grounds, all while keeping required logs and adhering to city ordinances. The position requires use of a company‑issued cell phone and designated apps, travel between properties with a personal vehicle, and participation in an on‑call rotation. Responsibilities extend to ensuring common areas and amenities meet Weidner’s quality standards, accompanying vendors to units, monitoring supplies, keeping the maintenance shop organized, following key‑logging procedures, communicating regularly with management, assisting in teammate training, and promoting safety through PPE and prompt hazard response. • Prepare vacant apartments for occupancy (painting, drywall repair, trash removal, mechanical, plumbing, electrical) • Perform independent system repairs on electrical, plumbing, hot‑water heaters, HVAC, and appliances • Complete carpentry tasks, drywall repairs, and interior/exterior painting, selecting correct paint sheen and color • Identify and apply full‑paint or touch‑up paint as needed • Repair and replace plank, vinyl, and carpet flooring • Respond to resident service requests daily with minimal supervision • Conduct preventative maintenance tasks as assigned • Clean swimming pools, monitor chemical balance, and maintain required logs • Perform daily grounds maintenance, including trash pickup, pet waste removal, and walkway sweeping • Assist with property improvement projects and scheduled preventive maintenance • Travel between properties using personal vehicle during work hours • Participate in on‑call rotation schedule as required • Ensure common areas and amenities are clean and meet quality standards • Accompany vendors to vacant or occupied units when needed • Monitor supply inventory and maintain equipment • Keep the maintenance shop and custodial area clean, organized, and presentable • Follow company key‑logging and storage procedures • Communicate regularly with Community Service Manager, Maintenance Supervisor, and teammates • Assist in training and development of fellow maintenance staff • Promote safety by using personal protective equipment and addressing hazards promptly • Inspect and report safety issues, accidents, and emergency situations immediately

What You Bring
Candidates need 3‑5 years of maintenance experience, including painting and drywall work, and a high mechanical aptitude. Physical requirements include lifting up to 80 lb, climbing ladders, and moving equipment up to 200 lb, while working outdoors in all weather conditions. Knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems is essential; HVAC, CPO, and EPA certifications are desired. Strong communication skills, proficiency with Microsoft Office and property‑management software, reliable transportation, a clean background, and willingness to work flexible hours are also required. • Use Weidner‑issued cell phone and designated apps for daily operations • 3–5 years of maintenance experience, including painting and drywall repairs • High mechanical aptitude and ability to lift 80 lb, climb ladders, and move up to 200 lb • Ability to work outdoors in all weather conditions and remain on feet for an entire shift • Knowledge of electrical, plumbing, carpentry, pool, irrigation, and HVAC systems • Desired certifications: HVAC, Certified Pool Operator (CPO), EPA (as directed) • Industry designations such as CAMT desired • Strong communication skills in person, phone, email, and text • Proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook) • Experience with Yardi and Paycom or willingness to learn new software • Reliable attendance, adherence to dress code/uniform, and professional appearance • Ability to work independently or as part of a team and adapt to flexible hours • Valid driver’s license, personal vehicle, and insurance meeting company requirements • Agreement to background check and voluntary drug testing
