About the Role
The Maintenance Technician supports the property’s maintenance program—handling corrective, preventative, routine, emergency, and cosmetic tasks—and assists with the make‑ready process under the guidance of the Maintenance Supervisor and Community Manager. • Attend on‑site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine upkeep of community interiors and exteriors, including grounds, breezeways, and swimming pools with accurate chemical logs. • Conduct preventive‑maintenance programs to extend asset life and minimize future repairs. • Assist with scheduling and execution of unit turn‑around (make‑ready) events and maintain an organized, stocked maintenance shop in compliance with OSHA standards. • Participate in daily inspections to identify and correct hazardous conditions, and support hazard‑communication and safety‑practice training. • Maintain accurate records of service requests, EPA/OSHA compliance, preventive maintenance, and make‑ready status. • Provide excellent customer service, monitor request turnaround, and enforce community policies consistently. • Meet physical demands such as climbing ladders, lifting 100+ lb objects, working in confined spaces, and being on‑call for emergencies, including weekends and nights.
