About the Role
The Maintenance Supervisor directs all maintenance activities for the community, partnering with the Community Manager to handle service requests, preventative maintenance, vendor coordination, and safety compliance. Responsibilities include daily onsite presence, inspecting property conditions, managing inventory and budgets, and supervising maintenance staff to ensure quality and timely work. The role also involves delivering strong customer service, enforcing community policies, and participating in emergency on‑call duties. • Oversee all maintenance operations, including service requests, preventative maintenance, and safety compliance. • Coordinate and schedule resident and management work orders, ensuring timely repairs in common areas and units. • Inspect grounds and buildings daily to identify and correct hazards or liability concerns. • Manage maintenance supplies inventory and adhere to budget guidelines set by the Community Manager. • Maintain a preventative maintenance program to extend property life and minimize future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and hazard communication standards. • Record service requests, EPA/OSHA compliance, preventative maintenance, and work‑in‑progress accurately. • Supervise, train, and schedule maintenance staff; monitor daily work progress and provide guidance. • Conduct performance evaluations and ensure staff training aligns with Asset Living benchmarks. • Provide excellent customer service, monitor request turnaround, and promote a favorable community image. • Enforce community policies and ensure consistent resident interactions. • Perform physically demanding tasks, including lifting 100+ lb objects, working in confined spaces, and responding to on‑call emergencies. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
• Hold a High School Diploma or equivalent; required EPA & CPO certification; HVAC knowledge preferred. • Demonstrate basic computer skills and knowledge of Fair Housing and OSHA regulations.
